Eleven 80, is a 35-story office building in downtown Newark, built in 1929 as the Lefcourt Building in what was a vibrant downtown. It had been vacant since 1986. As Newark experienced a renaissance and as a demand for downtown housing developed, 1180 Raymond Boulevard emerged as a candidate for conversion to residential use. Cogswell Realty Group opened this redevelopment as market rate rental housings in 2007. The design provides for 295 units of housing in a range of configurations from efficiency to large two-bedroom duplexes. After 74 years, 1180 Raymond Boulevard remains one of Newark’s most prominent structures, offering a premiere property with unmatched views for tenants. The historic facades and marble-clad building lobbies have been restored. Much of the ground and cellar floors are devoted to street-oriented retail use. This project received a National ULI Award of Excellence in 2008.
